Co-Living Pre-Opening Services

Mobilisation bridges the critical gap between practical completion and a live, revenue-generating asset. Failing to execute a precise pre-opening sequence results in delayed lease-ups, compliance failures, and early resident dissatisfaction that can permanently damage a new building's reputation.

The Mobilisation Timeline

We typically engage 12 to 18 months prior to the target opening date. This runway is essential for orchestrating a complex web of operational dependencies. We establish a rigorous critical path detailing hundreds of milestones across HR, technology, marketing, procurement, and compliance.

This structured approach ensures that when the contractor hands over the keys, the building is not just physically finished, but operationally alive and ready to welcome its first residents.

Budgeting and Procurement

During the pre-opening phase, we build the granular Day One operating budget. This involves interrogating every assumed cost and moving from estimates to hard supplier contracts. We leverage our platform scale to procure utilities, waste management, deep cleaning, and preventive maintenance contracts at institutional rates.

We also manage the specification and procurement of operational FF&E (Furniture, Fixtures & Equipment) that contractors typically do not supply—from back-of-house IT servers and cleaning equipment to front-of-house coffee machines and gym accessories.

Technology Commissioning

A modern co-living asset relies on interconnected digital systems. The pre-opening phase is when we install, configure, and stress-test the technology stack. We implement the Property Management System (PMS), configure the CRM for the leasing team, set up the resident app, and ensure that digital access control systems integrate flawlessly with the lease management software.

Testing these integrations before residents move in is paramount; technology failures during the first week of operation are a primary driver of negative early reviews.

Recruitment, Training, and Brand Immersion

A building is ultimately operated by people. We manage the entire recruitment process for the site-level team, from the General Manager down to front-desk concierges. We hire for a hospitality mindset, seeking individuals who understand service delivery.

Prior to opening, the team undergoes intensive training. This covers standard operating procedures (SOPs), health and safety compliance, emergency response protocols, and deep brand immersion, ensuring they are ready to deliver the promised resident experience from the moment the doors open.
